Own a home in Florida? Three rules shape your property tax bill. Here is how each one works.
1. Homestead exemption. The "$50,000" exemption is really two: $25,000 off for every tax, including schools, and a second $25,722 (the 2025 amount, adjusted for inflation) off non-school taxes on value above $50,000. File by March 1 with your county Property Appraiser.
2. Save Our Homes cap. With homestead, your assessed value can rise no more than 3% a year, or the CPI change, whichever is lower. Market value can climb faster, and that gap is value you are not taxed on.
3. Portability. Moving to another Florida home? You can carry your Save Our Homes savings with you, up to $500,000. File Forms DR-501 and DR-501T by March 1 of your first year in the new home.

The median asking price for a home across the Tampa, St. Petersburg and Clearwater metro fell 6.6 percent from a year ago in September, to 385,398 dollars.
That figure comes from Realtor.com's September housing report. Measured by price per square foot, the drop was 6 percent, the second steepest among the 50 largest metros in the country. Only Austin fell further.
Does that mean more homes to choose from? Not here. Active listings across Tampa Bay were down 3.8 percent from last September and new listings were down 2.1 percent. What changed is seller behavior. More than one in four listings, 27.5 percent, took a price cut last month, against 20.8 percent nationally.

Pinellas County has approved a 5.14 billion dollar budget for the next fiscal year, and it carries the county's lowest property tax rate since 1989.
The same budget cuts 16 million dollars in spending, eliminates dozens of county positions and reduces funding for roads and sidewalks. The Tampa Bay Business Journal reported it Tuesday.
Does a lower rate mean a smaller bill for every owner? The report does not give a per-household figure, so that part is not answered yet. What is on the record is the rate itself, and that it is the lowest in 37 years.

$40.85 million. That is what St. Petersburg just awarded to six affordable housing projects across the city.
The money is federal, and the six developments add up to 645 rental units. They are spread around St. Petersburg rather than concentrated in one area.
Which projects get what? The breakdown has not been published in full yet. What is known is the mix: senior housing, two towers, and rehabilitation of buildings that already exist.

341 apartments. That is the first phase of Azalea Cay, where Metro Development Group, Porter Development and city and county officials broke ground Monday morning at 1501 72nd Street North in west St. Petersburg, on the old Raytheon property near Azalea Park and Tyrone Square Mall.
102 of those 341 homes are income-restricted. Fifty-one go to households earning up to 80 percent of the area median income and fifty-one to households earning up to 120 percent. Porter Development says the affordability term was extended from 30 years to 50 after talks with city and county staff. The City of St. Petersburg put in 6 million dollars and Pinellas County added 5.25 million through Penny for Pinellas, and the team closed 75 million dollars in construction financing with Valley Bank earlier this month.
What will the market-rate units rent for, and when do they open? Not announced yet. The full 29-acre site is planned for about 1,000 apartments across three phases, with roughly 300 of those set aside as affordable or workforce housing.
