Zillow shows you the field — the right agent gets you in the game. If you've been clicking around on Zillow late at night, saving homes, maybe even showing up to an open house or two without really knowing what comes next — you're not alone. Most of the buyers I work with start exactly there. They know what they like when they see it, but they're not sure how to actually make a move, whether that's today or six months from now. Here's what I tell every one of them: Zillow is just the playing field. It shows you what's out there. But getting on base — making an offer, negotiating, getting to closing — that's where having the right person in your corner changes everything. So if you've been tip-toeing through the listings and you're ready to stop browsing and start actually doing something about it, here's the first step: reach out. We'll talk through where you are, what you're looking for, and what the process actually looks like from here. No pressure, no rush — just a real conversation so you're not doing this alone. $40.85 million. That is what St. Petersburg just awarded to six affordable housing projects across the city. The money is federal, and the six developments add up to 645 rental units. They are spread around St. Petersburg rather than concentrated in one area. Which projects get what? The breakdown has not been published in full yet. What is known is the mix: senior housing, two towers, and rehabilitation of buildings that already exist. I am following this one for renters and homeowners across St. Petersburg. Own a home in Florida? Three rules shape your property tax bill. Here is how each one works. 1. Homestead exemption. The "$50,000" exemption is really two: $25,000 off for every tax, including schools, and a second $25,722 (the 2025 amount, adjusted for inflation) off non-school taxes on value above $50,000. File by March 1 with your county Property Appraiser. 2. Save Our Homes cap. With homestead, your assessed value can rise no more than 3% a year, or the CPI change, whichever is lower. Market value can climb faster, and that gap is value you are not taxed on. 3. Portability. Moving to another Florida home? You can carry your Save Our Homes savings with you, up to $500,000. File Forms DR-501 and DR-501T by March 1 of your first year in the new home. Want to see what it means for your home? The median asking price for a home across the Tampa, St. Petersburg and Clearwater metro fell 6.6 percent from a year ago in September, to 385,398 dollars. That figure comes from Realtor.com's September housing report. Measured by price per square foot, the drop was 6 percent, the second steepest among the 50 largest metros in the country. Only Austin fell further. Does that mean more homes to choose from? Not here. Active listings across Tampa Bay were down 3.8 percent from last September and new listings were down 2.1 percent. What changed is seller behavior. More than one in four listings, 27.5 percent, took a price cut last month, against 20.8 percent nationally. I'm following this one for buyers and sellers across Hillsborough and Pinellas, from South Tampa out to Clearwater. Tim Oyler, Realtor | Paramount Home Group | LPT Realty 📞 Text or call 813-590-6295

Pasco County has more 55+ communities than most people realize — and they are NOT all the same. If you're thinking about making a move into a 55+ community in Land O' Lakes, Zephyrhills, or Hudson, the differences between communities matter a lot. Some are quiet and low-key — think small clubhouses, walking paths, and neighbors who are home during the day. Others feel more like a resort, with pickleball courts, heated pools, fitness centers, live entertainment, and calendars packed with events every single week. Here's a quick look at what Pasco County has to offer across the spectrum: Land O' Lakes — newer builds, larger homes, easy access to shopping and medical care. Great for active buyers who still want to be close to everything. Zephyrhills — old Florida charm, tight-knit communities, strong snowbird culture. Affordable entry points and a real small-town feel. Hudson — waterfront and golf cart-friendly options, laid-back Gulf Coast energy, some of the best sunset views in the county. Bayonet Point — affordable and established, close to the water, quieter pace of life. Every one of these areas has communities at different price points and with very different personalities. The right fit depends on how YOU want to spend your days. DM me if you wanna talk through your personal situation. Tim Oyler Realtor LPT Realty Lic# SL 3656828

Pinellas County has approved a 5.14 billion dollar budget for the next fiscal year, and it carries the county's lowest property tax rate since 1989. The same budget cuts 16 million dollars in spending, eliminates dozens of county positions and reduces funding for roads and sidewalks. The Tampa Bay Business Journal reported it Tuesday. Does a lower rate mean a smaller bill for every owner? The report does not give a per-household figure, so that part is not answered yet. What is on the record is the rate itself, and that it is the lowest in 37 years. I'm following this one for homeowners across Pinellas County, from St. Petersburg up through Clearwater and Palm Harbor.
