3.79 million dollars. That is what Sarasota County commissioners approved on Tuesday for a 1.7-mile trail connecting 17th Street Park to Nathan Benderson Park. The money reaches the county through federally funded Local Agency Program agreements with the Florida Department of Transportation. The route follows the north side of 17th Street and the east side of Honore Avenue to Athletes Drive, at the south end of Nathan Benderson Park. Why this segment matters: it is the last missing piece of a connected route that runs from the northern edge of Sarasota County, through the city of Sarasota, all the way down to the Venice and North Port area. Advertising for construction is expected in early 2027, with contracts awarded before summer 2027. I am following this one for homeowners and buyers along the 17th Street and Honore Avenue corridor in Sarasota. Zillow shows you the field — the right agent gets you in the game. If you've been clicking around on Zillow late at night, saving homes, maybe even showing up to an open house or two without really knowing what comes next — you're not alone. Most of the buyers I work with start exactly there. They know what they like when they see it, but they're not sure how to actually make a move, whether that's today or six months from now. Here's what I tell every one of them: Zillow is just the playing field. It shows you what's out there. But getting on base — making an offer, negotiating, getting to closing — that's where having the right person in your corner changes everything. So if you've been tip-toeing through the listings and you're ready to stop browsing and start actually doing something about it, here's the first step: reach out. We'll talk through where you are, what you're looking for, and what the process actually looks like from here. No pressure, no rush — just a real conversation so you're not doing this alone. Moving to Tampa Bay for work? Your home search gets a private page of its own. I build it on my website for your family, with your homes and a short guide to each search area. It opens on a laptop, a tablet or a phone. Every home you save gets its own card with its price, its size, its days on market and its full listing history. Choose a home on the map and see what is close to it: vets, hospitals and ERs, pharmacies and grocery stores. It runs in the order you will use it, from what you need in a home to what changes when you become a Florida resident. Call or text me. We start with what you need in a home, I set up your search areas with their guides, and I send you the link. This is market context, not financial advice. Own a home in Florida? Three rules shape your property tax bill. Here is how each one works. 1. Homestead exemption. The "$50,000" exemption is really two: $25,000 off for every tax, including schools, and a second $25,722 (the 2025 amount, adjusted for inflation) off non-school taxes on value above $50,000. File by March 1 with your county Property Appraiser. 2. Save Our Homes cap. With homestead, your assessed value can rise no more than 3% a year, or the CPI change, whichever is lower. Market value can climb faster, and that gap is value you are not taxed on. 3. Portability. Moving to another Florida home? You can carry your Save Our Homes savings with you, up to $500,000. File Forms DR-501 and DR-501T by March 1 of your first year in the new home. Want to see what it means for your home? Stop letting mortgage rates keep you trapped on the sidelines. Too many buyers are focused on one number: the interest rate. But that number alone doesn't tell the whole story. While some buyers are waiting for rates to drop, others are taking advantage of what today's market offers: • Less competition from other buyers • More flexibility to negotiate price and terms • Potential seller concessions • More time to make informed decisions Here's what matters: When rates decline, buyer demand could increase, bringing more competition and potentially less negotiating power. A lower interest rate doesn't automatically mean a better deal. Buying a home is about the total financial picture, not just the mortgage rate. The question isn't simply whether you should wait. It's whether waiting actually puts you in a better position. Let's look at the numbers, explore your options, and determine what makes sense for you. Selling your home? You should see what your listing does each week, not guess. Every listing I take gets its own page. Each Monday morning I update it with the week before: Your home, with Zillow's numbers for the week. My showings and open houses, from my own records. The homes around you that buyers compare yours with. Every number on the page says where it comes from, so you can check it. The page opens with your own home, then counts the homes like it nearby, and both sides change from week to week. Thinking about listing? Call or text me and I will walk you through a page like this, section by section. This is market context, not financial advice. Pasco County has more 55+ communities than most people realize — and they are NOT all the same. If you're thinking about making a move into a 55+ community in Land O' Lakes, Zephyrhills, or Hudson, the differences between communities matter a lot. Some are quiet and low-key — think small clubhouses, walking paths, and neighbors who are home during the day. Others feel more like a resort, with pickleball courts, heated pools, fitness centers, live entertainment, and calendars packed with events every single week. Here's a quick look at what Pasco County has to offer across the spectrum: Land O' Lakes — newer builds, larger homes, easy access to shopping and medical care. Great for active buyers who still want to be close to everything. Zephyrhills — old Florida charm, tight-knit communities, strong snowbird culture. Affordable entry points and a real small-town feel. Hudson — waterfront and golf cart-friendly options, laid-back Gulf Coast energy, some of the best sunset views in the county. Bayonet Point — affordable and established, close to the water, quieter pace of life. Every one of these areas has communities at different price points and with very different personalities. The right fit depends on how YOU want to spend your days. DM me if you wanna talk through your personal situation. Tim Oyler Realtor LPT Realty Lic# SL 3656828
